Successful Super Auction Weekend

Saturday the 1st and Sunday the 2nd of April was a super auction weekend for The Henry Wong Team®, with two properties in two different suburbs successfully selling under the hammer!

At a time when quality homes in suburbs like Wishart and Lota are getting passed in at auction, we’re out here exceeding their expectations! Let’s take a look at the two homes we sold at auction on our successfully weekend:

38 Outram Street, Lota – 2 Bed, 2 Bath, 2 Car, 868m2 Block

This character-filled Bayside home sits on a large corner block and exudes charm and space. Its location, design and aesthetics would appeal to a wide range of people – we knew we just had to find them! 

We find that our online presence really helps us reach more buyers than your average agent. We blog regularly, our website ranks highly in Google and we are visible for a number of search terms around interstate, international buyers and affluent Asian buyers.

With 38 Outram, we only had 20 days on market before the auction. We had to lean on multiple avenues and strategies to get this successfully sold. They worked beautifully, and in the marketing period we had 43 groups inspect, and 4 bidders registered on the day. 

It turned out to be an extremely competitive auction, with the end result being the house sold to a buyer who only saw it on the day. Good thing this wasn’t an in-room auction, as they wouldn’t even have bid then! 

Our successful seller found us by searching on Google. Guess what he was looking for? Affluent Chinese buyers, interstate buyers and overseas buyers! These are the specialties of The Henry Wong Team®, and it’s how we’re selling houses at auction when other agents are failing. 

To put it into context, 93 Richard Street in Lota is a 3 bedroom 2 bathroom house property that went to auction a couple of weeks ago. It attracted one bid of $600,000 that never met the reserve, got passed in and is still on the market at the time of writing.

For this lovely family home, we planned a 21-day marketing campaign leading up to the auction. We leaned heavily on our social media presence, which includes over 12,000-Facebook followers. It’s one of the reasons our seller chose us, as well as our strong connections with the Asian community, overseas and interstate buyers and social media presence.

Our marketing machine went to work, producing professional-grade marketing material and disseminating it through our channels. We’re not like a local agent who relies purely on the main real estate portals – we’ve devised multiple strategies to put our listings in front of more buyers, local, interstate or overseas. 

With 14 Cummin, we only had 21 days on the market. In that time we had 107 groups of buyers inspect the home, with 17 registered bidders on the day. 

We need to mention that the last four auctions in Wishart by other agents did not sell. These are them:

43 Kinkuna St, Wishart – 5 bed 2 bath 4 car, 2 storey home – Passed In

84 Craig St, Wishart – 5 bed 3 bath 2 car, 2 storey home – Passed In

26 Tunney St, Wishart – 4 bed 3 bath 2 car, 2 storey home – Passed In

Our auction day was a highly competitive event, with multiple bids meaning the seller’s reserve price was easily exceeded. In fact, the final sale price of $1,250,000 is a Wishart suburb record for a three bedroom, one bathroom home!
