Wishart Auction Breaks Records

wishart auction

Unprecedented. There’s no other word to describe the auction at 9 Mockingbird Court in Wishart. From the moment we started marketing this home, we knew it was going to be something special. Interest was off the hook, with our network of interstate and international buyers coming to the party in their droves.

Most importantly, thanks to the price we achieved at auction our sellers were able to seamlessly move onto the next stage of their life. Our buyers are also extremely satisfied with the exceptional property they now call home. As people-people, nothing is more important to The Henry Wong Team® than happy buyers and sellers!

Before we get to the record-breaking results, let’s look at why it was decided with our vendors to go to auction, and how we managed to generate this much buzz.

Why Auction?

We’re big fans of using an auction to get the best price for a home. It has a number of benefits over a traditional method of sale, provided you have an agent who knows how to handle the process effectively. For The Henry Wong Team®, these are the benefits of choosing this method of sale:

Shorter Marketing Period: We go with a two-three week intense marketing period that helps our sellers quickly move on with their lives.

Certainty: There are no conditions whatsoever with an auction, which gives an extra degree of certainty once the gavel slams down. No building and pest, no cooling off period and no finance.

Increased Competition: An effective agent such as our team will be able to leverage their large network and other marketing outlets to drum up plenty of interest in an auction. The auction then places interested parties in a highly competitive environment, bidding against each other to reach the price the seller wants.

Transparent: An auction happens in real-time, in public viewing. All bids are public and the true market value is reflected in the final price. Nobody can say they paid too much at auction, because if they didn’t pay it another bidder would have.

Our Marketing Process

A 20-day intensive marketing campaign was first directed towards members of our large network, which stretches from Brisbane, across Australia and internationally, with strong links to affluent Chinese buyers. We got significant interest from our network on this home, with bidders even tuning in from interstate and overseas on Facebook live too. If we didn’t have the ability to attract buyers from outside of Queensland to this home, we never would have got the price we did. Our network helped us break records.

As well as pushing it out to our network, we engaged our large social media followings to put 9 Mockingbird in front of as many eyes as possible. This includes over 11,000 Facebook followers, as well as over 3000 LinkedIn followers. Their engagement with the listing helped it to get exponential coverage, the end resulting being the statistics we’re about to share!

The Results

Auction day arrived, and there were so many people in the home it looked like a scene from Where’s Wally! We knew that if we marketed this home correctly it would gain interest, as it’s a lovely property. Sitting on a family-friendly cul-de-sac, the one-level home has four bedrooms and three bathrooms, along with an inground pool with spa and a private fenced area for the kids to play. Plus, it’s in a well-sought-after pocket of Wishart.

No wonder then that we had 124 groups of buyers inspecting the home during the marketing campaign! That’s a phenomenal number, reflected in the crowd that turned up on auction day, of which we had 20 registered bidders, all vying for ownership of a new home! The video below shows you exactly how things went down.

When Mark MacCabe from Apollo Auctions kicked off the process, it was hectic. Competition was fierce, both from bidders in the room and those tuning in on Facebook Live. Tensions soared, and the bids did too.

The end result? Bidding started at $1,3-million. After a fierce haggle during which 12 bids went back and forth, the gavel came down on a final bid of $1,915,700. This is a record price for a single-level home on under 1000m2 in Wishart. On July 17th, we made history!

The new owners are a young family who are very excited about the family-friendly credentials of the home. They wanted to move to Wishart due to the notoriously good school catchment zones, which include Mansfield State and Mansfield State High. With this home, their dream is complete.

We’d like to congratulate our sellers and wish them the best as they move on in life. Also a hearty congratulations to our buyers, we know you’re going to love living in Wishart.
