The Sellers’ Story
The sellers approached The Henry Wong Team® because we had successfully sold their sons property in the past, so they were familiar with us and knew we would do a good job. We had also sold their daughter-in-law’s aunty’s place in Wishart. We are basically their family real estate agents, with a long history of selling for them!
Being from Central Queensland, the sellers are seniors who are looking to close the chapter on their investment portfolio. This would be the last of their investment properties to sell off, and they wanted to secure the best deal possible so they could easily move onto the next stage of their lives.
This was an important transaction for them, and we were determined to repay the faith they had put in us.
Preparing the Property for Sale
We wanted to nail the brief and get our sellers the best price possible for this property. We made a number of suggestions of things they could do to make the property more appealing to buyers. They were very happy and cooperative in taking these on board, and this helped contribute to an excellent return on auction day.
Here’s what we suggested:
– Cut the lawns and tend the flower beds to give the exterior a neat, polished look.
– Paint the interior and exterior of the home to freshen it up and give it a brighter feel.
– Replace all the light bulbs indoors for brighter ones to further lighten the interior.
– Carry out minor touch-ups to refresh the home.
– Finally, and very importantly, we recommended they professionally stage the home for the marketing period. Getting a professional to furnish and decorate a home in this way is a proven method of attracting more buyers and generating strong competition.
The Marketing Campaign
We opted for a short but intensive marketing campaign of 20 days. Our strategies in marketing properties have proved to work well within this time frame in the past, and it helps give our sellers results in a fast timeframe.

Many people don’t expect this because it is a Carindale address – they only look in Wishart and Mansfield for homes in the MSHS catchment.
Because we sell so many homes in Wishart and Mansfield, we were able to bring those buyers to this property.
The Auction Day Results
During the 20-day campaign, 80 individual groups of buyers had viewed the property. Out of these, 10 buyers registered to bid on the day.
The atmosphere was really electric, with intense bidding reflecting the high demand for property in this area. As you can see in the video above, a number of buyers really tried their best to secure the property.
Only one could succeed though. Eventually the hammer fell on an impressive $1,545,000 bid, one that far exceeded the reserve price and the expectations of the sellers.
They were thrilled, and the buyers were also ecstatic with their new home.
