🚪 “Knock, and the door shall be opened.”

April 2014. I knocked on a front door in Wishart.

The woman who answered wasn’t selling. She had no plans to sell. We just talked.

Seven years later, in 2021, I sold for her daughter.

In 2023, I sold her home.

And this year, when her son decided to sell his investment property at 20 Hurlstone Street, she was the one who recommended me.

Three sales. One family. Twelve years. 💪

Here’s the part that matters in this market: Wishart has been seeing homes pass in at auction. Buyers are hesitant. Sellers are nervous. Plenty of agents are quietly steering people away from auction altogether.

We ran the campaign properly and let competition do the work.

📌 Sold under the hammer for $1.5 million
📌 Three bids. That’s all it took.

When you position a property to compete, competition finds it. And competition drives price.

But the auction result isn’t the story I’m most proud of.

The story is that a mother felt confident enough to put her own son in my hands, twelve years after a cold door knock.

Our objective was never just to sell a home. It’s to leave such an impression that we become the agent for the whole family, for life. 🤝

Day one of RMX26. Two days, a room full of RE/MAX agents and property managers, and I got the privilege of being interviewed on stage by the Managing Director of RE/MAX Australia. 🇦🇺

My answer?

Stop thinking about auction day.

Before. On. After. All three are legitimate outcomes. All three come from the same campaign discipline. 🔨

Then we went into the psychology — seller, buyer, agent. Three different headspaces, one campaign holding them together.

And the glue is always the same thing.

Over-communicate. Then do it again. 💬

Back in 2013, I sold a home for a young couple. We stayed in touch.

In 2021, one of them introduced me to her parents — the owners of 47 Liverpool St, Eight Mile Plains.

This year, her parents were finally ready for their next chapter. We sold it.

During the sale, their daughter sent me a photo of us from 2013 — standing in front of her first home that we sold. Nostalgia hit different that day. 🤍
