Inner City Buyers are Out in Force

inner city buyers

We just sold 7702/55 Forbes Street in West End, a three-bedroom, two-bathroom, double garage apartment spread over 275m2 of titled area. It was a short marketing window with a result we’re incredibly proud of! Read on to find out what we sold this beauty of a home for

Before we get to that, some important insights can be easily gleaned from this experience in West End:

Firstly, inner-city buyers are out there in their droves (we are in contact with multitudes of them, all waiting for us to list homes close to the Brisbane CBD).

Secondly, they are willing to pay top dollar for the right home, particularly those that meet the criteria of convenient inner-city living.

If you’re thinking of selling anywhere in West End or the Brisbane CBD, we can help you leverage that interest to get the best possible price for your apartment, just like we did for this Forbes Street apartment.

Let’s take a closer look at this sale.

Peak Urban Living

There’s a lot to love about this West End apartment in a sought-after complex. Our favourite feature is the expansive balcony, 18-metres long and nearly five-metres wide. It creates that indoor-outdoor vibe we love in Brisbane. The convenient location, just a hop from the CBD, close to all amenities and in some fantastic school catchments is also a big plus.

We knew the buyers would be out there, drawn by those features and more. What we didn’t know is whether the fact that the apartment hasn’t been renovated, like many of its counterparts in the area, would affect buyer interest or the final price.

We set about marketing it to find out!

The Marketing Process

The brief from the owners was simple. Sell it as fast as you can for the best price possible. We went to work on our marketing process, which includes the following steps:

  • We’re big on network marketing, and have built up a huge network of wealthy buyers both here and overseas that we’re on very good terms with. We leverage these contacts AND their contacts with every listing we sell, helping get early traction and often leading to a sale.
  • Our extensive database of email contacts (over 14,000) gets informed of the listing to help boost interest.
  • Professional photography, videography and floor plans ensures the listing stands out on the main real estate portals.
  • We launched the property through our own social media channels, which have amassed significant engaged followings (over 12,000 on Facebook alone).

100’s of phone calls and emails bounced back and forth as the interest in this home piqued, with the end result being something we could never have predicted. So… what did we sell it for?

The Result

There was significant interest in the home, which resulted in 33 groups of buyers inspecting the property!

After just 26 days on the market, the home went to auction. The final and winning bid was for $1,850,000!

We have proud buyers on our hands, looking forward to enjoying everything West End has to offer, and very satisfied sellers eager to move onto the stage in their lives. Congratulations all round!
