Rochedale Estates

Home to some of Brisbane’s newest houses, Rochedale is definitely the place to be.

Still expanding thanks to several new estates, the suburb’s benefits extend well beyond its fresh and modern feel. Add in an ultra-convenient location, great schools, upcoming developments and even the opportunity to live on acreage properties, and it’s no wonder Rochedale has taken off in the last few years.

Location, location

One of Brisbane City Council’s most southerly suburbs, Rochedale sits about 20km south-east of the Brisbane CBD. (Other suburbs sharing Rochedale’s 4123 postcode are located in Logan City Council.)

The suburb is perfectly positioned for travel in any direction. The nearby Pacific and Gateway Motorways both take you south to Sunnybank (about 10 minutes away) and the Gold Coast, or north to Southbank, the CBD, Brisbane Airport and the Sunshine Coast. Heading bayside (east) is also easy thanks to Mount Gravatt Capalaba Road.

There are a host of modern homes in Rochedale’s three new estates, Arise, Rochedale Estates and Rochedale Grand. Here you’ll find both architecturally-designed houses and equally-appealing project homes.

According to RP Data, at the time of writing Rochedale has about 2,300 properties, mostly houses and new land releases. In addition to the new homes in the residential estates, you’ll also find a number of acreage properties offering space and land just a stone’s throw away from Brisbane.

Property prices

With the suburb’s age and advantages, it’s no surprise to find that the housing market here is strong. In 2018, you can expect to find (or list) Rochedale houses from $600,000 up to just under $2 million. Acreage properties with houses can sell for up to $5 million dollars – sometimes even more.

Parks

When it comes to spending time outdoors, you can choose from more than a dozen parks across the suburb. Many of these parks are fairly new and all are well equipped. You’ll find playgrounds (many with sunshades), barbeques, dog off-leash areas and even a horse and pony club.

On the estates, pools, cycle paths and other outdoor amenities make it easy to take advantage of Brisbane’s fantastic weather in Rochedale, year-round.

Shopping

Rochedale is basically in the middle of Brisbane’s two southside Westfields – Westfield Garden City (less than 15 minutes’ drive away) and Westfield Carindale (about 15 minutes’ drive away). Even closer by, you have the IGA Shopping Centre on Underwood Road, while Eight Mile Plains Shopping Centre and Sunnybank Retail Precinct are also a short drive away.

At the time of writing, plans for the Rochedale Town Centre are well underway, ensuring that in the future, you’ll barely have to travel at all to get your shopping fix.

Schools

For families with school-aged children, Rochedale does not disappoint. The suburb itself is home to Rochedale State School, Rochedale State High School and Redeemer Lutheran College – three co-educational schools with good reputations.

Parts of Rochedale are also in the catchment area for the highly-sought-after Mansfield State High School, which at the time of writing was ranked #2 on Better Education’s list of Queensland’s best public high schools. Public transport

When it comes to public transport, Rochedale is well-serviced. Council buses run along all the main roads taking you to Westfield Garden City, Griffith University and east to the bayside.
