The Henry Wong Team® are proud to announce another successful sale of a luxury family home in Wishart. With a stellar track record in the suburb that includes selling 19 of our last 20 auctions under the hammer, this is the continuation of our hard work and marketing skills being rewarded. If you’re considering selling on the Brisbane southside and wish to tap into this vein of success, get in touch now with the team that gets it done. That’s what the owners at 4 Teague Court did!
About the Property
This delightful, beautifully maintained home had just one owner since new, so you can be sure it’s been looked after and loved to a very high standard. Solidly constructed, the well-designed, dual-level property has four bedrooms and multiple living areas, with a strong focus on open plan design.
Sitting on a large, landscaped block in a sought-after part of Wishart, it’s in the ever-popular Mansfield State High Catchment Zone. Head-turning street appeal and a clearly dependable build make this home very attractive to a cross-section of real estate buyers. It was the job of The Henry Wong Team® to find them.
How We Marketed 4 Teague
We’ve been selling Brisbane real estate for many years now and have developed strategies and techniques designed to sell homes at the right price in a timeframe vendors appreciate. These strategies have allowed us to reduce our reliance on the main real estate portals like real.estate.com.au, as we’ve developed multiple avenues to promote our listings. The results of this is increased competition and more sets of buyers eyes on every property we sell.
Strategies we used to market 4 Teague include:
– Social Media Marketing: We heavily promote all our listings through our social media channels. This allows for exponential reach that most agents simply don’t get because they don’t have an online following the size of The Henry Wong Teams®. It includes over 12,000 followers on Facebook, 4,000 followers on Instagram, 1,000 LinkedIn followers plus a big network on WeChat, which is popular amongst Chinese buyers.
– Database Marketing: We maintain contact with every buyer and seller who’s paths we cross in real estate. This means we have a large database of contacts who we interact with regularly. Many of these are buyers who trust us explicitly, so when we send them a listing at our recommendation they will take it seriously.
– Bilingual Marketing: All of our marketing content is in both Chinese and English. This includes our individual listing marketing, as well as our entire website, which has been manually translated into Chinese. Our widely-read blog is also presented in bilingual format. This gives us unprecedented reach into networks of wealthy Asian buyers looking to invest in Australia.
The Result at 4 Teague
Between us and the buyers we decided an auction would be the best method of selling the home. After launching the listing with professional videos, photography and floorplan across multiple marketing channels, we had 371 groups of qualified buyers. These included buyers who are local, interstate and international, many of whom were keen and able to buy without a physical inspection.
Over a period of six day, we ended up with 44 physical inspections of the property. Multiple written offers were presented to the owners, one of which they happily settled on. In this way we managed to sell the home to an interstate buyer, before it went to auction. This allowed the sellers to move onto the next stage of their life sooner than anticipated, and resulted in a happy buyer who was over the moon with his new piece of Wishart real estate.
We’d like to congratulate both the buyer and seller, and wish them all the best as they move on in life. A big thank you also to the team at Harcourts Beyond for their support during this process.
