9 Dalmarnock Street in Enoggera is an epic Queenslander, a beautiful heritage listed home sitting on an 809-m2 block of land. Two agents have tried to sell the home without success, the last one as recently as September 2022 (an auction that attracted no bidders). The Henry Wong Team® knew that this home was something special, and we knew the buyers were out there.

It was our job to find the right buyers, place them in a competitive environment and create the best outcome for our sellers Nick and Alexia Graham.

The Type of Buyers

Our first step was to identify the type of buyers that would be interested in this property. It’s a big house, mostly unrenovated and with lots of space inside and outside. A deluxe swimming pool and outdoor space is great for families and entertaining.  The design is somewhat unconventional, with the master bedroom on the top level and the three other bedrooms down below.

With this in mind, we identified our main groups of buyers as being:

  • People wanting to add value by extending the current home or building a granny flat or office.
  • A buyer who wants the extra space on offer for their kids, who’ll also enjoy the pool.

These buyers would be seeking a home with character that is unlike other houses. They are buyers who see themselves as having distinctive taste, and who don’t mind treading a different path to the norm.

Finding the Buyers

With the type of buyers we had in mind, and the unique nature of the home, the key to marketing this home was to create a narrative that drew the buyers in. We needed to tell the story of 9 Dalmarnock in way that resonated with the perfect buyers, the buyers who would pay the most to secure this home. The buyers who saw the potential of the home and what they could do to personalise it in their own style.

Our Strategy

The price bracket of the home is competing with more expensive Brisbane suburbs like Ashgrove and Paddington. Our ideal buyers would need to be comfortable buying into the ‘high end’ of Enoggera, so we had to market the home and the suburb.

We created visually stunning marketing material, built around a fresh professional photoshoot utilising different angles than the previous shoots. A professional copywriter was used to describe the home and the surrounding attractions.

Our good relationship with The Courier Mail meant we got our sellers an editorial in the paper, both print and online. The same editorial featured on realestate.com.au and other outlets, which really amplified our exposure.

The Auction Results

After a 23-day marketing campaign, 9 Dalmarnock went to auction. We attracted four registered bidder, all falling into our ‘perfect buyer’ category. The home successfully sold at auction, for $1,650,000. This was well above the reserve price and turned out to be a street record!

We found the perfect buyer. She is a grandmother who wants the extra space for her family to visit her, and for her grand kids to enjoy. An ideal match for the property!

The best thing for us is we have happy buyers and happy sellers. All parties can now move onto their next chapter, having successfully completed one of the largest transactions in their lives. It was a pleasure to guide them through this process.
