Hi there, Henry here. I want to talk today about a platform that has become pivotal in how I connect with potential buyers and market my business and the properties I sell. 

We’re all familiar with LinkedIn, but what you might not realise is how powerful a tool it is for real estate professionals. I’ve got over 5700 connections on LinkedIn, a following I’m able to leverage to get my listings out there and give them traction.

You see, real estate is more about selling homes – you’re connecting with people, building relationships with them and establishing trust. With LinkedIn, you can do this both personably and at scale. I’m able to reach people, educate them about real estate and show them I’m the person to guide them through the sale of their property. 

Today I want to look at what makes LinkedIn an exceptional platform for real estate agents to use, and some of the ways I use it.

Building a Personal Brand

If you’re in real estate, your personal brand is everything. It’s what makes people remember you and what separates you from the next agent. LinkedIn helps me build my brand.

I use my profile and content to make my values clear: honesty, professionalism, and results. People see consistent updates, client wins, informative articles and they know what I stand for. They know that I can be trusted. 

It means when someone in my network thinks of property, they think of me – simply because I’ve kept that brand visible and consistent on LinkedIn.

The Conversion Power of LinkedIn Compared to Meta Platforms

According to HubSpot, LinkedIn delivers the highest visitor-to-lead conversion rate of 2.74%. This makes it more than a networking site – it’s a conversion machine. A single post, article or update on LinkedIn can lead to multiple conversions, particularly if you have a large following. 

This is where LinkedIn outshines Facebook and Instagram. While they are necessary and important for exponential reach, they simply can’t match up when it comes to conversion rates. The Meta platforms’ conversion rates, according to the same study referenced above, are around 0.77%, which is less than a third of LinkedIn’s. 

Why is there such a difference? Well, LinkedIn is a platform of professionalism where professional credentials are displayed front and centre. This cultivated a higher level of trust amongst users. When I share a property sale, market insights, or even a quick tip for homeowners, I’m sharing information and I’m giving potential clients a reason to trust me. It doesn’t take much from there for them to drop me a message or give me a call. 

The users on LinkedIn are different to those on Facebook and Instagram too. For example, over half the users on LinkedIn come from a household with an income of more than USD$100,000 (over AUD$150,000). This is indicative of the more professional focus of the platform. Characteristics like these align with the type of real estate buyer we are seeking for our listings. 

Networking Beyond Borders

LinkedIn has helped my build up a network that transcends geographical borders. This has been especially important for my business because I heavily target interstate and international buyers when I’m selling a property. 

When you list a home with me, I put it in front of multiple buyers outside of its local area. Most local agents simply can’t do this. 

LinkedIn multiples my networking reach. It allows me to build on connections I make in real life at events and the like, but it also allows me to connect with people I would never normally meet in real life. That’s the power of this platform – I’m visible to the right people, all the time. With every new connection, the circle widens and brings with it more opportunities for referrals, introductions, and ultimately sales.

Leveraging LinkedIn Premium Features

Some of the most powerful parts of LinkedIn come with Premium. I use InMail to reach people outside my immediate network, which has led to conversations I’d never have started otherwise. The advanced search options let me narrow in on exactly the type of people I want to connect with, whether that’s professionals in a certain area or investors looking for property.

Another underrated feature is the “who viewed your profile” section. Knowing who’s been checking me out gives me a chance to reach back and say hello. This can lead to meaningful discussions and a trust-building rapport. 

Optimising a LinkedIn Profile for Real Estate

Your profile is your digital first impression. It’s as important as how I represent myself at an open home. For this reason I go to a lot of effort to make sure my LinkedIn profile stands out. This includes: 

  • My headline clearly says what I do and how I help. 
  • My summary highlights my achievements, and I back it up with numbers and sales results. 
  • A professional headshot is complemented by other sharp imagery, and my skills are listed along with multiple recommendations. Social proof is gold, and with LinkedIn the recommendations are clearly displayed for all visitors to see. 
  • You’ll also find weekly updates, ensuring my content is fresh and on the money. 

The Exponential Reach of LinkedIn Content

One of LinkedIn’s biggest advantages is how far your content can travel. A single post can be shared and seen by people outside of your network. That doesn’t happen with traditional marketing.

For me, this is where the platform becomes a multiplier. I share property updates, market movements, and educational posts. If people in my network find value in them, they pass them on. Suddenly, I’m reaching a wider circle without spending a dollar on advertising. It’s content with exponential reach, and it’s one of the main reasons I invest my time here.
