Buying an investment property? Here are some questions to ask first.

buying an investment property

It’s a good feeling when you get to the stage in your life and career when you can start thinking about creating new investments. In Australia we’re big fans of investing in real estate. Generally, we focus on our primary residence first, and once we’re comfortable with that we move onto adding to our real…Read More→

🚪 “Knock, and the door shall be opened.” April 20 🚪 “Knock, and the door shall be opened.”

April 2014. I knocked on a front door in Wishart.

The woman who answered wasn’t selling. She had no plans to sell. We just talked.

Seven years later, in 2021, I sold for her daughter.

In 2023, I sold her home.

And this year, when her son decided to sell his investment property at 20 Hurlstone Street, she was the one who recommended me.

Three sales. One family. Twelve years. 💪

Here’s the part that matters in this market: Wishart has been seeing homes pass in at auction. Buyers are hesitant. Sellers are nervous. Plenty of agents are quietly steering people away from auction altogether.

We ran the campaign properly and let competition do the work.

📌 20 days on market
📌 5 registered bidders on auction day
📌 Sold under the hammer for $1.5 million
📌 Three bids. That’s all it took.

When you position a property to compete, competition finds it. And competition drives price.

But the auction result isn’t the story I’m most proud of.

The story is that a mother felt confident enough to put her own son in my hands, twelve years after a cold door knock.

Our objective was never just to sell a home. It’s to leave such an impression that we become the agent for the whole family, for life. 🤝

Day one of RMX26. Two days, a room full of RE/MAX Day one of RMX26. Two days, a room full of RE/MAX agents and property managers, and I got the privilege of being interviewed on stage by the Managing Director of RE/MAX Australia. 🇦🇺

My answer?

Stop thinking about auction day.

Before. On. After. All three are legitimate outcomes. All three come from the same campaign discipline. 🔨

Then we went into the psychology — seller, buyer, agent. Three different headspaces, one campaign holding them together.

And the glue is always the same thing.

Over-communicate. Then do it again. 💬

Best part? The RE/MAX family. 🤝

And the cowboy hats — thank you Brit, Eiles and Cassie. 🤠

Day two loading. 🚀

Thirteen years. Two generations. One very full-cir Thirteen years. Two generations. One very full-circle sale. 🏡✨

Back in 2013, I sold a home for a young couple. We stayed in touch.

In 2021, one of them introduced me to her parents — the owners of 47 Liverpool St, Eight Mile Plains.

This year, her parents were finally ready for their next chapter. We sold it.

During the sale, their daughter sent me a photo of us from 2013 — standing in front of her first home that we sold. Nostalgia hit different that day. 🤍

Huge congratulations to our sellers, and to the very lucky new owners who now call this place home. 🎉

This is the part of real estate nobody talks about — the relationships that outlast the sale. Keeping in touch is what we do, long after settlement. Our goal is to be your agent through the journey of life.

15 days on market. @couriermail wanted to know how 15 days on market. @couriermail wanted to know how. 📰🔨

Most auction campaigns run 3–4 weeks.

Ours ran 15 days.

In this market? Unheard of.

9 competing homes in the same suburb.
Auctions passing in, week after week.

Friday night. Opened at $1 million.
14 bids later — SOLD $1,392,000. 📈

Here's why campaigns normally take 3–4 weeks:

That's how long it takes the agent to find your buyers.

We didn't have to look. 💪

Interstate buyers. Overseas buyers. In hand on day one.
Plus 24,000+ of you here collectively @henrywongunlocked — putting 20 Carbora St in front of thousands more, fast. 🙌

The truth nobody says out loud:

Every agent uses the same portals.
Not every agent has an audience.

Exposure creates competition.
Competition creates price.

And the best bit? 🏡

Sellers: original owners since 1980, moving closer to the grandkids.
Buyers: a young family chasing the same school gate.

Two generations. One front door.

Yesterday: on the panel at "Your Future, Your Way." 🎤

Hosted by SALT Directory + George Hartnett Metropolitan Funerals.
Topic: navigating the ageing journey together. 👵🏻👴🏻

Eight professionals. One room. One shared job — making the hardest chapter of life feel less lonely. 🤍

I lead the Brisbane South SALT breakfast with Danielle Skelton of Bridge to Best. This is the work. Not deals. People.

What was said:
🕊️ Prepay the funeral — your kids shouldn't have to guess or argue.
⚖️ Get the will and EPOA right, with a lawyer you trust.
📦 "It's too much" is why seniors stay stuck. Get help decluttering.
🏡 Buyers are hesitant. Auction still creates real competition — and for deceased estates, it keeps families fair with each other.
📜 A strong will stops challenges before they start.
📊 A good planner protects your retirement AND your estate.
🔐 Write down your logins. Seriously.
🌿 Memorial options are more personal than you think.

Thank you Karen Keynes, Karen Taylor, Toni Boydston + team, and every sponsor. 🙏

Nobody delays this because they don't care.
They delay it because they care.

Have the conversation anyway. 💬
