A quiet and peaceful pocket of Wishart came alive this weekend as bidders and observers descended on 30 Berkshire Crescent for a much-anticipated auction. An impeccably presented family home in the sought-after Mansfield State High School and Wishart State School catchment will always catch people’s attention, and the auction didn’t disappoint! 

So impressive was the result that it went straight into the Courier Mail as a feature, titled ‘Families battle at hot home auction to get in one of city’s best school catchments’. As a family man myself, I can see the appeal of this home and Wishart in general for families of all sizes. So the exceptional result we achieved here didn’t surprise me!

Before we get into the day’s statistics and describe what happened, I want to give a bit of background to our seller. This was a meaningful auction for The Henry Wong Team® for a number of reasons, and we wanted to do well for the seller who was downsizing to a more manageable home.

This was the case with our vendor at 30 Berkshire. We met them in 2014, and sold a home for their daughter a few years after that. We’ve been in close contact with the family for over a decade! When the time came to move on to their next chapter, they knew who to call.

For this property, we recommended they paint the interior, lay fresh turf out the front, and fully stage the home. Staging is when you pay a professional interior designer to furnish the home in a tasteful manner that highlights the benefits of the property. 

The seller took on all our advice, and it definitely helped in creating a buzz around the home and drawing those buyers in. It came up great in the professional photographs, and we were able to distribute it to our large national and international network to drum up interest and attract foreign buyers. 

The reception to the home from buyers across the world was incredible. Here’s how it all panned out in the marketing period and on auction day… 

The Auction Results

We advised the vendor that a short marketing period of 20 days would be enough for us to get the right price for the home. They took care of the presentation, and with the house looking in mint condition, we organised professional photography. 

We then leveraged our massive network of buyers across Australia and overseas. This network includes strong connections with affluent Asian buyers looking to purchase property for their family in Australia.

In 20 days on market, we had 57 groups of buyers inspect the home. Seven of them registered to be bidders on the day, making for a heated and competitive auction. The offers came in thick and fast, quickly rising above the reserve price as well as the suburb median of $1,420,600.

Eventually the hammer fell, and one lucky buyer had made the home their own!

The price? $1,526,000! The owners were ecstatic, and could now move on with their downsizing journey. 

For the buyers, it was a win too. They are a young couple moving to Australia from China, and were happy to have bought in the same suburb as a family friend.
