Last Sunday, 2 August, we took 1692 Steve Irwin Way, Beerwah to auction.

Let me be honest about what we were selling. Two bedrooms. One bathroom
Two car. Holes through the rooms, asbestos in the walls, electricity disconnected, kitchen and toilet both out of action. As I told The Courier Mail, it was basically a knockdown.

Now consider the climate we took it into. Auctions are passing in across South East Queensland. Open homes are quiet.

Buyers are hesitant and slow to commit.

Here is what happened anyway.

27 days on market. 3 written offers before auction day. 9 registered bidders.

A crowd of 40 people. The bidding opened at $500,000 and moved through roughly 40 bids before the hammer fell at $1.5 million — a record, and well past what anyone in that yard expected.

The sellers did not expect it. Neither did I, to be honest.

So what actually created that number?

Not the house.

It was the land, positioned properly, put in front of enough of the right buyers at the same time — and then a room where those buyers could see each other.

Buyers saw the competition, and the competition drove the price.

That is the entire job. Not the sign. Not the portal listing. The pool of people standing in the yard on the day.
