Buyers Go Head-to-Head at Draycott Street Auction

alexandra hills auction

The more buyers you can draw to a real estate listing, the more interest you will have on auction day, and the greater your chance of achieving a dream price for the sellers. It’s as simple as that – but the real estate agent has to be able to reach the buyers.

The power of the extensive reach of The Henry Wong Team®’s local, interstate and international network was put on display with the auction at 20 Draycott Street in Alexandra Park. When we list a home, we leverage this network to put it in front of as many eyes as possible, attracting significant interest that allows us to deliver stellar outcomes such as the one we achieved at this auction.

The Property Being Sold

Here’s the thing about our auction strategy – it works regardless of location. Wherever your home is in Brisbane or surrounds, we can get it sold.

We’re based on the southside of Brisbane, so it’s not a far trip to Alexandra Hills on the Bayside, the sought-after suburb where this lovely family home is located. A beautiful four-bedroom home finished to an exacting standard of style and functionality, 20 Draycott comes with an inground pool and low-maintenance backyard.

Sitting on a block of 660 square metres with an elevated outlook, we knew this home would tick the right boxes for lots of buyers. We just had to make sure it reached them.

A Strategy for Success

Our network stretches across Queensland and Australia, extending internationally too, with strong inroads into wealthy Asian communities who are always looking to purchase property as an investment or for their family members in Australia. With this on our side, our reliance on the main real estate portals is reduced. We can get reach that your average local agent simply cannot.

This network is backed up by large, engaged social media followings. These include nearly 12,000 Facebook followers, and a LinkedIn community that exceeds 3000. The followings help us reach an exponential number of people online with each listing, making social media a significant part of our strategy.

Together with professionally crafted photography, videography, floor plans and copywriting, our team went into intensive marketing mode for this listing. It was only on the market for 20 days before being sold, so we had to reach as many buyers as possible in that time frame.

So how did we do?

The Success Snapshot

During the 20 days on market, 20 Draycott became a hotspot of activity! By leveraging local, interstate and international interest, we got 36 groups of buyers through the doors to inspect the home. This created significant momentum towards auction day, where we had five registered bidders stepping up to try to make this lovely home their own.

The atmosphere was electric, the bidding was fierce. In the super competitive auction environment, owning the home felt so close for the bidders, and they did everything they could to make it their own.

Our professional auctioneer Mark MacCabe from Apollo Auctions (the largest auction group in the southern hemisphere) always does a great job of creating atmosphere at an auction.

Often he successfully uses humour to build a fun and inclusive atmosphere or to defuse tension. There was one moment in this auction that he didn’t let slip by unnoticed: one of the underbidders was a couple, and at one stage the husband put the bidding paddle down, reluctant to bid further. His wife saw what he had done, picked the paddle up and continued bidding herself! As Mark said, ‘happy wife, happy life!’

Overall, the result of the auction day was a successful sale under the hammer, with a very satisfied seller able to move onto their next chapter, and a happy and excited buyer overjoyed with their new home.
