One of the suburbs we love selling homes in is Holland Park. It’s been a popular palace to live in Brisbane for many years, and the appeal only seems to be growing year on year. Located just eight kilometres from the city centre, it’s convenience is backed up by a strong sense of community, ample amenities and quiet, leafy streets.

Location and Lifestyle

Holland Park is in a sweet spot when it comes to commuting. The Pacific Motorway gets you into the city quickly, and there are plenty of bus routes connecting you to the surrounding suburbs. If you want to head to the Goldy for the day, the motorway is right there to take you down to the beach. 

I like that it’s a suburb with a bit of everything. What you can’t find within Holland Park, you’re sure to find nearby – either in the city centre, or at Westfield Garden City shopping centre, which is moments away.

Housing and Architecture

The housing here is varied. You’ll see post-war homes with plenty of renovation potential, charming Queenslanders, and updated family houses ready to move into. There’s also a growing choice of apartments, which suits first-home buyers, downsizers, and investors.

Right now, the median house price sits around $1,407,500, which is up over 4% from last year. Units have had even stronger growth, up more than 30% in the past 12 months to a median of $805,025. Houses tend to sell in just over a month, while units often sell faster.

This level of demand tells me that buyers see real value here. 

Market Performance

The Holland Park market has been on a steady rise. Over the past five years, house prices have jumped more than 80% and units have climbed over 110%. In the last year alone, houses went up by around 12% and units by nearly 30%.

Properties don’t sit around for long. Houses are selling in about three weeks on average, and units even quicker. Rental prices are also heading upwards, especially for units, which have seen more than a 13% rise in the past year.

Schools

For families looking for a new home, schools play an important part in their decision-making. There are some great schools in and around Holland Park, including:

  • Marshall Road State School: Building foundational skills and encouraging creativity is a hallmark of this primary school.

Holland Park has no shortage of green space. This is a big drawcard for families and anyone who values time outdoors. There are exceptional parks within walking distance of most streets here.

  • C.B. Mott Park: Positioned right on Logan Road, this spacious community park offers playgrounds, sporting fields, and wide-open areas perfect for picnics.
  • Glindemann Park: Also on Logan Road, this leafy park features walking tracks, children’s play areas and shaded picnic spots.

For shopping and entertainment, Westfield Garden City is just moments away in Mt Gravatt. Here you’ll find a full range of retail, dining, and entertainment options. The CBD is a quick trip by Uber or public transport, placing a plethora of boutique stores and a vibrant nightlife on your doorstep. 

And if you don’t feel like travelling far at all, Holland Park also has a charming selection of cafés and eateries that add to its charm!
